One visit or a recurring maintenance plan?

Choose around the tasks you actually have, with a clear boundary for each visit.

Start with a one-time list when the work is known.

A grouped visit can make sense for door adjustments, wall patches, minor fittings and other manageable tasks. Mark priorities and identify any parts that need checking first. We will review what can be combined and what calls for a separate visit or specialist.

Consider recurring care when the tasks repeat.

List the recurring tasks, the areas involved and the result you want from each visit. Outdoor upkeep may change with the season; indoor common-area needs may be more consistent. Ask for a schedule based on the property rather than choosing a frequency without a task list.

Define the visit and its limits.

Agree the included areas, tasks, frequency and price. Identify who reports new issues and who approves extra work. A recurring visit should not imply emergency cover, specialist inspections or unlimited repairs unless these are separately agreed.

Keep a simple record.

A useful record says when the visit happened, which agreed tasks were completed and what needs a decision. For multiple areas or properties, use consistent location names. Discuss photos and invoice references before the arrangement begins.

Review when the property changes.
