A practical sequence for inspection, small repairs, touch-ups and the final handoff.
Inspect before promising a completion date.
Walk through once the condition can be assessed. Record doors, handles, walls, trim, shelving and outdoor areas that need attention. Keep cleaning tasks, cosmetic work and specialist repairs on separate lines. Date the photos so everyone is working from the same condition record.
Put the work in a sensible order.
Identify parts that need ordering and any specialist visits first. Agree the repair and surface-preparation work before scheduling finishing and final cleaning. Paint and other materials may need time between stages. A tight gap between occupants should be stated at the first enquiry.
Make material choices visible.
If you want a paint match, supply the product and colour information you have. Flag finishes that must be preserved. Tell us if you will provide handles, shelves or other parts, and confirm compatibility before treating the item as ready to install.
Agree access and authority.
Tell us whether the property will be empty, who can grant access and who can approve a scope change. Any tenant arrangements or property permissions need to be settled by the person responsible for the property. Do not send keys, door codes or tenant records through the public enquiry form.
Close the list before the next handoff.
Review completed work against the agreed list, then record anything awaiting parts or another trade. If a manager cannot attend, discuss completion photos in advance. This checklist covers work planning; tenancy decisions and deposit matters belong in a separate process.
